Important Factors When Looking At Lots For Sale
ShareDeciding to have a home built requires you have the land to build it on. While it is possible to purchase a lot from the construction company that is going to build the house, you may want to look at different lots for sale to find the perfect place for your dream home. Contact a Realtor to take you to the lots that are available and look them over well before making your decision. As you look, here are some things to consider.
Lot Size
Of course, you need to be sure the home of your dreams will fit on the land you purchase. However, you should also think about what you may want to do outside of the house. If you plan on any outbuildings, a garden, a play area, or a swimming pool you will need to have room for it all. You need to also think about fencing and yard maintenance. You want a lot that is big enough for everything but not so big that it is difficult to maintain and protect.
Location
You may like the idea of being out of town a bit, but consider what that means to travel time. You must be willing to travel from home to work and to any shopping or entertainment facilities. If you have children, consider how far it is to school and their friends' homes too.
Of course, if getting out of the city has always been your dream, do not look at lots right in the middle of town. You may be able to find a place that is relatively close to everything yet out of the main congestion of the city.
Utilities
Unless you are planning on going off the grid, you are going to need access to the utilities your home needs. If the lot is in the middle of town, that should not be a concern. While you will need to pay to have the lines and such run from the street to your home, it won't be too expensive. However, if you are even on the outskirts of town, having the utilities brought to you can get costly. In addition, you may need to have a septic system and well installed if the municipal water and sewer are too far.
Do not give up on your dream home and land. Just take the time to find exactly what you need and want. While looking at lots for sale you can have the architect and construction company get the blueprints done and start the process of getting all the necessary permits.
